The Situation

A commercial real estate sponsor engaged Foss Real Estate Partners to develop a financial underwriting model for a large-scale mixed-use development encompassing six distinct asset classes. Each component carried its own development budget, financing requirements, operating assumptions, and investment structure, creating a significant challenge in evaluating the project as a whole.

The development involved six separate financing structures and six partnership waterfalls, all of which needed to be incorporated into a single financial model. The sponsor also required the ability to evaluate alternative residential strategies, including the option to transition from rental apartments to condominium sales, with each scenario producing different cash flow projections and investment returns.

Given the number of interconnected financial components, the assignment required more than individual asset-level projections. The sponsor needed a model that could independently evaluate each asset class while capturing how changes in development assumptions, financing terms, or investment strategies would affect the economics of the overall project.

Our Approach

The Foss underwriting team developed a fully integrated financial model incorporating individual development pro formas, debt structures, and partnership waterfalls across all six asset classes. Each component was modeled separately, with calculations linked throughout the development to provide a consolidated view of project costs, financing requirements, cash flows, and investment returns.

Particular attention was given to the residential component, where the model needed to accommodate both rental and for-sale strategies. The team built the flexibility to evaluate each scenario within the same financial framework, accounting for differences in revenue recognition, cash flow timing, financing requirements, and projected returns.

The model was structured to allow the sponsor to adjust assumptions at the individual asset level and evaluate the resulting impact across the development. Despite the extent of the modeling requirements and the number of interconnected financial structures, the Foss team completed and delivered the assignment in just 48 hours.

The Results

Within two days, the sponsor received a fully integrated mixed-use development underwriting model encompassing six asset classes, six financing structures, and six partnership waterfalls. The completed model provided a centralized framework for evaluating development costs, comparing financing alternatives, and assessing different investment strategies across the project.

With the ability to modify individual assumptions and evaluate their impact on consolidated cash flows and investment returns, the sponsor gained a more flexible financial tool for analyzing the development and supporting investment decisions.

The assignment demonstrates Foss Real Estate Partners' ability to manage demanding underwriting engagements that require both technical expertise and accelerated execution. By working directly with sponsors on complex financial modeling assignments, Foss provides experienced analytical resources that can scale with project requirements and transaction timelines.
